The Breitling-branded B Residences has filed with the Federal Aviation Administration for a tower of up to 917 feet in Brickell. The filing, reported in September 2026, lists the site as 11 SW 7th Street and is one of the first public steps beyond the renderings released in June. Approval is still pending. If the tower is built as filed, it would rise about 67 feet short of the 984-foot mark that defines a supertall, and it would join Cipriani Residences Miami and the planned Citadel headquarters in the group of Brickell towers above 900 feet.

What was announced, and what changed in September
On June 26, 2026, Partners Group announced a strategy to build a Breitling-branded condominium tower in Brickell. Partners Group owns Breitling on behalf of its clients. The company plans to invest about $220 million, and the residences will be offered for sale to buyers in the United States and abroad. Empira Group, the real estate platform that Partners Group acquired in 2025, will lead development from Miami. It will work with Breitling, Arquitectonica and interior design partners.
The June announcement did not give a street address or a height, and a spokesperson declined to give CoStar the address or sales details. The September FAA filing filled in two of those gaps: a height of 917 feet and the address 11 SW 7th Street. The FAA review checks whether a structure would interfere with flight paths around Miami International Airport. For towers of this height, that review usually takes longer than it does for mid-rise buildings.
The site: a Brickell City Centre expansion that never happened
The parcel sits just north of Brickell City Centre, across SW 7th Street. In 2018 Swire Properties, the developer of Brickell City Centre, filed plans with the City of Miami to add two blocks to the complex. The plan called for a 588-unit condo tower of up to 54 stories on the triangular block between SW 7th Street and the two branches of South Miami Avenue. A smaller boutique tower would have followed, with sky bridges linking both into the mall. Neither tower was built. According to Floridian Development, the B Residences filing now covers that site.
The location places the tower between the Miami River and the Brickell City Centre mall. Brickell City Centre Rise and Reach, two completed condo towers, are a block away.
What the tower will include
Arquitectonica's renderings show a slender glass tower with wraparound balconies, rounded corners and bronze-toned framing. A curved podium at the base holds landscaped amenity terraces. The published program includes:
- More than 300 condominiums for sale
- Penthouses with double-height living rooms and private pools
- The B Social Club: 45,000 sq ft over two levels, with indoor and outdoor space
- Rooftop pools, a private gym and concierge service
Unit sizes, floor plans and prices have not been published. Breitling is also opening B Social clubs outside the tower. WatchPro reports plans for clubs in New York and Miami.

Building heights in Downtown Miami and Brickell are capped at 1,049 feet because the area sits under the approach paths to Miami International Airport. Waldorf Astoria and the Citadel tower are both designed to that limit. At 917 feet, B Residences would stay below both the supertall line and the cap.
