A low HOA is not always the cheaper building

A lower monthly fee can mean fewer services or amenities, but it can also mean that reserves have not kept up with repairs. Florida requires milestone structural inspections and structural integrity reserve studies for condominium buildings three habitable stories or taller. Associations can raise fees or approve special assessments to meet required funding.

What to ask the association

Ask for the annual budget, the most recent structural integrity reserve study and milestone inspection, reserve balance, and any approved or proposed special assessment. Florida DBPR condominium timeline and Florida Senate summary of CS/CS/HB 913 (2025) provide the state references.

Methodology

HOA is the monthly association fee reported in each active listing on the date shown. Per-square-foot values divide the fee by the listing’s living area and exclude listings under 300 square feet. Buildings appear only with five or more active listings that report a fee. A listing’s HOA may not include special assessments.

Frequently asked questions
